Construction and Property Inspector

We are seeking a highly motivated and experienced Construction and Property Inspector to join our team. This pivotal role involves ensuring the quality, safety, and compliance of all construction projects, from new developments to the ongoing maintenance and repair of our existing properties, office facilities, and surrounding compound.

The ideal candidate possesses a strong background in construction, excellent attention to detail, and a commitment to maintaining high standards of property condition and project execution.

Key Responsibilities

  1. Project Oversight and Quality Assurance (New Construction)
  • Inspecting Work: Conduct regular, detailed inspections of new construction projects at various stages to ensure compliance with project specifications, blueprints, local building codes, and safety regulations.
  • Material Verification: Verify that all materials used in construction meet the required quality standards and specifications.
  • Progress Monitoring: Track and document project progress, identifying potential delays or issues and recommending corrective actions.
  • Coordination: Collaborate effectively with project managers, contractors, architects, and engineers to resolve on-site problems and maintain project timelines.
  1. Property Maintenance, Repair, and Upkeep (Existing Facilities)
  • Routine Inspections: Oversee and conduct regular inspections of existing properties, including office facilities and compound infrastructure (e.g., roads, fencing, utilities).
  • Identifying Needs: Systematically identify and document maintenance and repair needs across all existing facilities, prioritizing urgent and critical issues.
  • Maintenance Management: Supervise third-party contractors and in-house staff executing maintenance and repair tasks, ensuring the work is completed to a high standard, on time, and within budget.
  • System Longevity: Focus on inspections that contribute to the long-term upkeep and maintenance of properties, ensuring the structural integrity, efficiency of systems (HVAC, plumbing, electrical), and aesthetic quality are preserved.
  1. Documentation and Reporting
  • Detailed Records: Maintain meticulous records of all inspection findings, contractor work, material testing, project changes, and compliance issues.
  • Reporting: Prepare comprehensive reports on project status, maintenance schedules, repair costs, and compliance adherence for management review.
  • Defect Tracking: Manage a system for tracking and ensuring the timely correction of all identified defects and non-compliance issues.
  1. Compliance and Safety
  • Code Enforcement: Ensure all work, both new construction and maintenance, strictly adheres to all applicable national and local building, safety, health, and environmental codes.
  • Safety Monitoring: Observe and enforce site safety protocols to ensure a safe working environment for all personnel.
  • Permit Verification: Verify that all necessary permits, licenses, and certifications are obtained and followed for construction and repair work.

Qualifications Required

  • Experience: Minimum of 2-5 years of experience in construction inspection, property management, or a related field.
  • Knowledge: Comprehensive knowledge of building systems, construction methods, materials, and relevant local/national building codes and safety regulations.
  • Education: Higher National Diploma or equivalent; a degree or certification in Construction Management, Engineering, Architecture, or a related field is highly desirable.
  • Skills: Excellent communication (written and verbal), organizational, and problem-solving skills.
  • Technical Proficiency: Ability to read and interpret blueprints, schematics, and construction specifications.

Preferred

  • Energetic professional with certification (e.g., ICC Certification, Certified Building Inspector).
  • Experience with commercial property and facilities maintenance standards.
  • Proficiency in project management and reporting software.
