It is currently developing two additional projects: a mixed subsidized and commercial housing development with approximately 1,800 units on 24 hectares in Cikampek, and a fully commercial residential project located in Serang, Banten.

Job Role:
The Sales Manager is a high-impact leadership role responsible for revitalizing and driving sales performance in the Banten region for a residential property project. Beyond achieving sales targets, this role focuses on leadership transformation—motivating, guiding, and closely monitoring a large team of sales personnel to ensure strong discipline, accountability, and high productivity.
Acting as a strategic bridge between the organization and the local ecosystem, the Sales Manager is expected to leverage deep knowledge of the Ring 1 market (Banten & Karawang) to build partnerships with banks, government institutions, and corporate labor unions. Success in this role is measured by the ability to manage both commercial and subsidized housing portfolios, maintain a healthy sales pipeline, and transform the team into high-performing closers capable of managing the full mortgage lifecycle from prospecting to final mortgage approval.
Key Responsibilities:
- Strategic Leadership: Motivate, guide, and strictly direct the sales team to ensure high morale and professional discipline. Monitor daily activities to resolve previous leadership gaps.
- Portfolio Management: Oversee the sale and mortgage application process for both Commercialized and Subsidized housing projects.
- Market Penetration: Master "Ring 1" areas (Serang City, Cilegon, Tangerang, Banten, etc.).
- Network Synergy: Build reciprocal relations with banks (mutual promotion), government bodies, and corporate entities (HR Departments, Cooperatives/Koperasi, and Labor Unions/Serikat Pekerja).
- Sales Operations: Organize marketing activities across various channels; ensure the closing process from prospect to mortgage contract (akad) is seamless.
- Reporting: Compile periodic sales and performance reports in Excel for the Marketing Director.
Candidate Requirements:
- Education & Experience: Minimum Diploma III in a relevant field with 7+ years of Sales experience, including 5 years in managerial/strategic roles and 3 years in landed housing sales (commercial & subsidized), with exposure to both in-house developers and property agents.
- Leadership: Proven experience managing at least 5 team members (10–15 preferred) with the ability to drive team discipline, performance improvement, and leadership transformation.
- Sales & Business Skills: Strong negotiation, communication, and target-driven mindset, with the ability to motivate, organize, and closely monitor a sales team.
- Technical & Partnership Skills: Proficient in Excel for sales planning and reporting and capable of building partnerships with banks, corporate organizations, and other external channels to generate leads.
- Additional Requirements: Basic English proficiency and submission of a professional photo and portfolio of previous sales achievements or managed projects.
